Central Florida averages 70-80% humidity year-round. North-facing stucco walls that never get direct sun stay damp longer after rain, and mildew loves damp surfaces. You'll see green or black streaks, especially near the roof line, around AC units, or in shaded areas.
Mildew isn't just cosmetic. It eats into paint and eventually into the stucco itself if you ignore it. Power washing removes it, but it grows back within a year unless you treat the surface with mildewcide or repaint with mildew-resistant paint.
